Occupancy Permit Program
The Village of Swansea has adopted the Property Maintenance Code (Ordinance 1728), establishing a Property Inspection and Occupancy Permit Program for all residential properties. This program mandates inspections by the Village of Swansea to ensure homes meet safety and sanitation standards before issuing Occupancy Permits.
All residential properties, whether rented or owner-occupied, must pass an inspection to obtain an Occupancy Permit. Inspections are handled by the Village's Building & Zoning Department. Currently-occupied dwellings are exempt from inspections until there's a change in tenant or property ownership.
To schedule an inspection or apply for an Occupancy Permit, contact the Village at 618-234-0044. Fees for inspections vary:
- Multi-Family structures: $50 per apartment
- Manufactured/Mobile Homes: $75
- Single-Family Residences, Duplexes, Condominiums: $100
Once approved, an Occupancy Permit is issued by the Village upon verification. Applicants must submit a completed application, a photo ID, and relevant documents such as a lease agreement or sales contract. There's a $30 fee for the permit application.
Swansea also offers a voluntary Crime Free Housing Program for landlords, providing incentives such as reduced registration fees and enhanced support from local authorities.
